What country club membership really costs in year one
Initiation is the entry ticket. Dues, food minimums, assessments, cart and trail fees decide what you actually pay. Here is how to build the real number.
Build the year-one number, not the headline number
The figure that matters is what leaves your account in the first twelve months. It has five parts, and clubs vary enormously in which of them they mention unprompted.
1. Initiation
One-time. Sometimes payable in instalments. Ask whether instalments carry interest.
2. Dues
Monthly or annual, and tied to your membership category. The gap between categories is often larger than people expect — in the one Nevada club that publishes a full schedule, the spread between the entry social tier and full golf is five times over.
3. Food and beverage minimum
A monthly amount you must spend in the club's restaurants, whether or not you eat there. Unspent minimums usually do not roll over. This is the cost members most often forget when they estimate, and it is real money: a $175 monthly minimum is $2,100 a year you have committed to spend on food.
4. Assessments
A capital assessment is a charge levied on members to fund a project — a clubhouse renovation, a course rebuild, a drainage overhaul. They are not always predictable and they are not always small. Ask what has been assessed in the last five years and what is currently being discussed.
5. Usage charges
Cart fees, trail fees if you own a cart, locker rental, bag storage, guest fees, range balls at some clubs, caddie fees and tips where there is a caddie programme.
A worked example
Take a club publishing a $65,000 initiation, $1,225 monthly dues and a $175 monthly food minimum. Year one:
- Initiation: $65,000
- Dues: $14,700
- Food minimum: $2,100
- Year one before a single cart fee: $81,800
- Every year after: $16,800 before usage charges
The initiation is the number people quote. The recurring $16,800 is the number that decides whether the membership survives a change in circumstances.
