That shapes everything a buyer should ask about: whether the guard gate is the club’s or the community’s, whether the pool and fitness centre belong to the club or the homeowners association, and whether a resale home carries any membership claim at all.

This list weighs the whole membership, not only the golf: the course carries the largest single share, but dining, clubhouse, family and racquet facilities, access and value all count toward the final figure. We looked at 8 eligible clubs in Las Vegas and could publish a defensible score for 6. Where a club publishes nothing about a category, that category is excluded from its score rather than guessed at — a club is never penalised for our missing data, but it cannot be rewarded for evidence that does not exist.
